Can a roofer repair one slate?
Yes, provided the surrounding roof and fixing arrangement are sound and the slate can be reached safely. Access can cost more than the slate itself, particularly on high terraces or awkward rear slopes.
Why does the ceiling leak away from the damaged tile?
Water can run along felt, rafters and other surfaces before dropping. On a pitched roof, the entry point is often uphill from the internal mark. The route needs tracing rather than measuring straight up from the stain.
Photograph the area before work starts if you can do so from a safe position. It gives you something concrete to compare with the finished repair.
Should an old roof be replaced instead of repaired?
Not simply because it is old. Look at the number of failures, condition of fixings, battens and underlay, and how often repairs are becoming necessary. A sound old roof with one local defect can still be a repair job.
Will new pointing stop a chimney leak?
Only if defective pointing is the route. Lead flashings, soakers, flaunching, pots and the masonry itself can all admit water around a chimney. The wet patch indoors cannot distinguish them.
Can I inspect the roof myself?
From safe ground, an upstairs window or boarded loft, yes. Going onto the roof is different. Wet slates and tiles are slippery and can break underfoot. Use a roofer for close external inspection.
